im torn on what to do! HELP!!!
ok guys, i know i will get hated for this, but im REALLY thinking about doing this, im sure a few of yall will understand where im coming from, im not %100 on the idea, but just pondering the idea.....hang on bc its long!!!
so yesterday Sara (my gf) calls and says that her mamas neighbors are going to have to sell their house because of mounting hospital bills (the wife has Multipleslorosis or MS)....they live in a VERY NICE double wide off the road, on a private lot down the dirt road from my gf's mama and stepdad....well im proposing to her next month and we are gojng to be needing a place to live soon!
the story is as of the moment, we have a 1-acre tract in the woos in front of the neighbors land at question.... it will have to be cleared and we were going to just put a trailer on it to start out with and a few years down the raod when we are really settled into our careers. either build a house there or but a house elsewhere...
now back to the problem at hand....there is NOO way i can afford to buy that land and doublewide WITH my truck....i bet it will be a 600-750 dollar payment a month (at this point i dont know what they are selling it for price wise) but it is a VERY VERY nice place, like i said private, wooded around, 1 1/2 - 2 acre tract, wrap around deck, 2 buildings pretty green grass..etc....
now the dilemna....the very bad thought of selling the Ranger has come across my mind....! i know hate me all you want, but when it come to life, a house would be nice to get out of grandmas house and to Sara out of her parents house...(when we get married)...i owe 14500 on the truck as of right now ive already paid 1000 dollars on it (the loan was for 15500)...it has 42,000 miles on itand i know i can get pay off for it because u see trucks like mine with the same miles on them for 16000 around here! soooo....before you hate too much, IF i do sell the truck, I AM BUYING NOTHER RANGER! thats all there is to that, however, it will be a little older (prolly a 95-99) model 4x4 x cab..., and one that i dont have a 300 dollar payment on a month....my body man buys them ALL the time with cosmetic damage only and fixes them and sells them GOOD AS NEW! ive seen him sell a truck just like mine with 32000 miles on it , all it had was body damage and a clear title and he sold it for 8000!!!, he just has sold a beatiful black 99 Ranger Sport 4x4 supercab for 4000! so i was thinking of selling the current Ranger, trying to get that double wide and lot, and then getting another (older) ranger! maybe similar to this one i mentioned in my post about it....
there are a few other rangers like this floating around like this...
the only problem we have right now is that WE dont have a long credit history....the only thing that we could do is have her parents co-sign (i guess you can do this for a house) i just dk what to do, it sounds awesome, but im just dont know...
if we dont do this, well just get a trailer put on our land for a few years and then when we save a nice down payment, go buy a house or something....
dont hate too much...again, this is just pondering the idea....

Would have to sell your truck private and your probably upside down in it so selling it for what you owe would be tough
You could always find a buyer willing to take over payments but I think they then have to be approved by the holder of the loan
I believe there is no such thing as a co signer for a house
Good article for not signing as cosigner
Why you should never cosign a loan

Hmm, thats a tough call - I mean the housing situation - go big, or go small then later go big..
For teh truck - As much as we all love our rangers, theres a point where you need somethign else, and none of us will ever look down on ya for that - do the decision you want to do! I know, if for some reason I was about to marry a lady and really loved her, and wanted to move into a new place with halfway expensive payments - i would either get rid of a high payment vehicle and buy a beater - or just hold off on the housing until the (nonexistant) lady and I have the funding down straight for it..
DONT rush into anything - as buying a house is a lifelong decision and can greatly affect how things come about - if you have the job and funding for it - go ahead and do it! But dont step too far, or you might possibly regret it if things dont go as planned. Remember - you have a long life ahead of you, and take it all one step at a time!

yeah it is a hard choice! i just dont think that we could get a loan that big right now...unless we have like 6k-10k to pay down on it (which we dont have!) i just dk, i wouldnt have to get a beater, just get a little older vehicle similar to the oone pictured thats been really taken care of , but that dont cost 15,500, and go for one around 5-7k...,
in reality, i like our original plan of going small, and then when we get financially stable in our careers (im a draftsman and she will be a nurse), then go build/buy a house

When we got a our first house it was like 35K dollar home not really a fixer upper just had been taken care of. House payment was only 300 and some change
You will have to look and have a good Realtor, but there our cheap houses out there.
Especially now with so many foreclosures. Then once your financially stable sell, and get your dream home. that's what we did and we are happy took 6 years but was worth it

When me and my brother were looking for a place of our own, it took like 2 years then a deal popped up. an old lady with 2 lots and a 1200 sq ft home for 84k. the empty lot is work 35k alone where its located. Be patient take your time on something that big if this one passes by so be it.
